101 South Street at Boynton Yards is a 9-story, 290,000 square-foot SF Class-A lab and office building, with LEED Gold and WiredScore Platinum certifications for its sustainable and highly efficient spaces.
The design team was concerned about ceiling heights impacting their desire for open space — and future piping tie-in points did not have minimum height requirements accounted for, which would be an issue for any future tenant build-out past what we had already accounted for.

Collaborating Creatively
We worked with the design team to explain what was possible to achieve in each area of the project, collaborated with the engineering team on penetrating multiple I-beams without disrupting the high ceilings, and helped the architects figure out the best ways to compromise on lowering ceiling heights when beam penetrations were not an option.
Our team also looked to the future, doing all the calculations for minimum height requirements for the future piping tie-ins, so the design team could modify the architectural layout and ensure it would be able to accommodate future tenants.
